Most tax LIEN investors are fully aware that Florida is one of the most popular States to invest. Online auctions with VERY LONG LISTS allow many investors to take advantage. Couple that with an attractive return of up to 18% and you have a pretty good chance of investing successfully (providing to complete your due diligence of course). The only down side is that all auctions are within a couple month span between May and June each year, which makes it hard to sustain that nice return if liens are redeemed quickly and the next sale doesn’t happen until next year.
But what many investors may not be aware of is that most counties in Florida also host tax DEED sales at regular intervals (sometimes ONE EACH WEEK!). It ends up being a great way you can earn consistent returns throughout the year.

Question: “How can I locate the “claimants” (the people who own the unclaimed overages)?”
Really it’s quite easy to do, and there are literally dozens of web sites offering services to locate just about anybody. Considering that the claimants are typically not even “hiding” – most of them live very normal lives and just don’t know that their claims exist – you can get lucky and find some people right in an online phone search.
Sometimes you have to dig a little deeper…
Remember the story about one of my first real estate deals where I ended up buying half a house from the wife? Well, the beginning of that story is that when I first contacted the husband about the house, he had no idea where his wife was. He hadn’t talked with her or seen her for several years and just didn’t know how to get a hold of her.
I actually had to locate her, going just by the name and address information I had from the property records.
And that’s what I did. It’s really not that hard in many cases, and Rick’s program provides a multitude of free or inexpensive solutions.
Question: “Why would they agree to let me have 40% or more of their claims?”
Charging a high percentage of the “bounty” is a very common business model in many fields. Think for example about litigation attorneys who file law suits on behalf of victims of accidents or wrongdoings. One of their standard compensation models is to collect a large percentage of any awarded judgment.
The key there as well as in the Unclaimed Overages business model is that you don’t charge upfront. The fee is purely “contingency based” – the sales pitch is “I don’t get paid unless you get your money.” For many claimants this form of “risk reversal” is more than enough to sign your deal.
Of course, this has to be done properly with the correct paperwork and notary for your mutual protection.

Automating Your Tax Lien Investing Business

If you invest in tax lien certificates, or redeemable tax deeds, there are certain things that you need to do in order to keep your investment profitable. You must keep track of when you bought your tax lien certificate, when subsequent tax payments are due, and when the redemption period ends. You will also need a system for recording liens with the county, sending out 30 day notices at the end of the redemption period, sending out requests to tax collectors for taxes due and tracking the profitability of your liens. I just got back from Equity University, where I was part of a panel discussion on tax lien investing. Equity University was all about networking and learning from successful investors. Equity Trust company brought together their most successful clients and experts in different types of investing – all things that can be done directly from your self-directed IRA.
I was invited to attend a panel on tax lien investing; boy did I feel dwarfed among the other panelists. They are not well known tax lien investing experts, but they are very successful investors, and I’m sure that they invest more money in tax liens and make more money in tax liens than most of the tax lien investing “gurus” that teach people how to do it (myself included).
